Edward H. Fickett Sherman Oaks Mid Century Flips

As mentioned in yesterday's blog about Edward H. Fickett's Atomic Ranch in Brentwood, today, another unidentified Fickett listing has hit the market.  This time, the 1955 home is a flip project which was purchased in April 2013 for $745,000 and is now asking $1,189,000 for the 3 bedroom and 2 bathroom home, built in 1955 for developer, G.M.B. Corporation.

The mid-century design at 3736 Woodcliff Rd by master architect, Edward H. Fickett was burdened by neglect from its previous owner.  Now, the home has been renovated and updated with high-end materials, allowing new life into this once, beaten-down address. Right from the start, the architectural details are noticed, now that the overgrown landscaping has been yanked out and replanted.  Now, the address is waiting for the new owners to embrace this sleek and chic mid-century modern.  Notice the cut-out, allowing natural light into the entrance way area. 
Once inside, you are met with a clean and bright renovation.  The entry features terrazzo flooring while the rest of the home has beautiful hardwood floors.  I love the original wood partition allowing an intimate entrance.  Even though this home has been remodeled, many of the original attributes are still intact.  The wooden partition gives you a sense of style from the past.
As you walk into the living area, you are greeted by a wall of glass with new Fleetwood sliders and transom windows above.  The high ceilings invite the spirit upward, while the handsome fireplace rests in block.  Beautiful Birch hardwood floors have been laid to give this home a new beginning.  LED recessed lighting, Milgard windows and a Nest thermostat are all new features of this home.
The kitchen and dining area has been completely gutted and replaced with custom cabinetry of Douglas Fir.  Counter tops are now made of Quartz complemented by lovely Ann Sacks tile.  The flow of this open area allows for easy entertaining with outdoor patio areas just footsteps away through sliding glass doors with transom windows atop.  Included are new appliances featuring a Fisher & Pykel refrigerator, Bosch dishwasher and a Verona commercial range.  
As you move from the eating area into the sleeping quarters, you will notice the bedrooms feature custom closets made from the Douglas Fir.  The bedrooms are roomy and spacious with plenty of natural light.  The bathrooms include Hansgrohe fixtures, Ann Sacks tile and Douglas Fir cabinetry along with terrazzo flooring.  Two of the bedrooms are in the front of the house while the third bedroom has access to the back yard and tranquil outdoors.
Many times I find updates / remodels / renovations to be without much thought and taste.  This home has been handled well by the current investors looking to make a little profit on their endeavors.  I give credit to the owners for keeping and salvaging many of the original architectural features Fickett designed.  As an avid fan of Fickett's work, it is always nice to see!
Along with a new garage door, the interior doors have been replaced and feature Emtek hardware.  You will notice the home has recently gone through new landscaping, opening this home to the environment versus the environment consuming the home.
