Edward H. Fickett: Hastings Ranch Market Update

Hastings Ranch is a fine example of the work Edward H. Fickett, FAIA created while working with developers building tract housing.  After the Hastings family had abandoned the fire-torn family mansion, "Mesa Alta Rancho" and left behind 1,100 acres in 1928, the area was subsequently purchased by developers after being subdivided.

The construction was completed in three phases, including 600 homes in the Lower Hastings tract completed in 1950, 480 homes in the Middle Hastings tract completed in 1950, along with 800 homes Fickett built in 1951 in the Upper Hastings Ranch area.

The current market trends for homes in the Hastings Ranch area and designed by Fickett in the last three months are impressive.  Currently, there are only 2 homes that are active, 1 looking for back-up and 4 listings pending.  In the last three months, 8 homes have been sold with the median price coming to $652,000.  Depending on whether you are looking in the Upper Hastings area or Lower Hastings area, the prices vary.  Upper Hastings has more unique homes with better views, but all the same love that poured into all of Fickett's homes.  The homes currently on market need updating.  Perhaps new buyers will be interested in preserving the unique qualities found in a Fickett House...  After all, Fickett did put the attractive into tract homes!
